Real Estate Review Guide


This section describes the real estate review portion of the Focus 1st Pricing software. Real Estate reviews are a great tool for staying in touch with customer and helping to present yourself as the trusted advisor. Real Estate Reviews provide your customers with an easy-to-explain summary of what Real Estate is doing in their location or based on their property's "profile". It is NOT a full CMA and should not take much time to create.

Whenever you read in an export file, a Real Estate Review will be created for you automatically. After reading your export file, the Focus 1st application will show the Real Estate Review. This section describes the graphs in the Real Estate Review report. The graphic below is an example of a Real Estate Review report.



As you will notice on the first page of the Real Estate Review report, there are several areas, each with its own graph. The graphs are the same graphs that you find in some of the other areas of Focus 1st Pricing. These are great summaries of Real Estate activity based on the area or the data set you exported from your MLS. Below is a description of the graphs. For a more detailed graph description, please see the respective sections throughout.

The second page contains a scattergram and a "Next Step" message. The scattergram shows the data you provided in the export file. The data selected for the graph is the most recent. Focus 1st Pricing looks for all the properties sold in the last three months. If it finds five or more properties, then it creates the graph in the Pricing area and copies it to the Real Estate Review report. If there aren't enough properties sold in the last three months, Focus 1st Pricing will include additional data in three-month increments until it finds enough data. With enough data (5 or more properties), it will create the scattergram graph and copy it to the Real Estate report.

If you'd like to see the properties used to create the initial scattergram located in the Real Estate Review, you can select the Pricing button. Selecting that button will take you to the MLS Data Form page. The properties that are on the scattergram are identified as "selected" by the checked box under the Add Properties to Scattergram column. The scattergram created for the Real Estate Review will be available in the pricing section as well (under the "prcgram" folder).

You can create the Real Estate report in 5 minutes or less, to give your customers a quick idea of what the Real Estate market is doing for their situation.


Customizations


To personalize your Real Estate Review report, there are several customizations that are available for you. This next section will describe those customizations.

The Customize Reviews button is used to personalize the Real Estate Review report with your contact information and any color scheme that may be part of your branding. To start your customization, press the Customize Review button, and you will see a dialog box as shown below.


When looking through the dialog box, most of the entries are fairly obvious. You can place your contact information on the Real Estate Review report. Additionally, you can change the banner colors, font colors, etc. You can also change the "Next Step" message.

Once you make your changes select the Save Template button to save your template. The program will save these changes, and your Real Estate Reviews will have these changes in future reports.

Each time you download an new release, you must customize your Real Estate Review.


The Add to RER button is displayed in the Focus 1st Ribbon whenever you have a Scattergram (in the Pricing area) in view. This feature allows you to create customized Scattergrams to place in your Real Estate Review Report. Once you create your "customized" Scattergram, select the Add to RER button located in the Focus 1st Ribbon, and your Scattergram graph will be copied and the existing Scattergram graph will be replaced. When your Scattergram graph is copied to the Real Estate Review report, all properties on your Scattergram including For Sale properties, Withdrawn/Expired properties, etc. and the Subject property (created by Add User Property) will be copied.

Scattergrams on the Real Estate Report do not include text boxes or any unique graphic that you created on your original Scattergram. If you did feel that you "MUST" have that graph, you could repace the 2nd page of the Real Estate Review report with a full page Scattergram.
